Traditional American House Plans: Part 2

With the holiday season right around the corner, its that time of year when everything starts to blur together for me. I have trouble keeping the holidays separated in my mind. Of course, part of that problem might be the fact that department stores want you to open your Christmas presents while you eat your turkey and dressing and wearing your Halloween costumes!

I wish that the holidays were like they were when we were kids. Just a little more space between them. I can’t really say anything though. Our Christmas tree is already up and I’ve started buying stuff to wrap and go under it. (I just can’t pass up a good deal.) In the heart of all that tradition, let’s look at some more very traditional American house plans.

This traditional house plan gives you just over 2,300 square feet with 3 bedrooms and 3 bathrooms. This house plan gives you great curb appeal with a covered porch in the front of the home. Don’t worry, the back of the house has a grilling porch which is the perfect place to spend the afternoon. On the inside of the home you will find an absolutely massive master suite with a walk-in closet bigger than most of our first apartments. Don’t overlook the kitchen in this plan! There’s plenty of prep space there for even the most adventurous of cooks.

As you enter the home through the covered front porch you find yourself in the foyer that is open to the second floor. To the right, just past the stairs you find yourself in the Guest Room that can also be used as a study. This Guest Room has access to one of the bathrooms on this side of the home.

To the right of the foyer you find yourself in the Dining Room featuring vaulted ceilings. If you pass through the Dining Room, you find yourself in the Kitchen. The Kitchen features a large pantry, a central island and bar seating for 4. Just through the Kitchen you find yourself in the Breakfast Room that features vaulted ceilings and gorgeous bay window that is open to the Grilling Porch on the rear of the home.

To the right of the Breakfast Room you find yourself in the Great Room. The Great Room features a large stonework fireplace with French Doors on either side opening up to the Grilling Porch.

One the other side of the home you will find a Laundry Room, access to the garage, a storage area and the Master Suite. The Master Suite features a massive Master Bedroom with a 10-foot boxed ceiling. The Master Bath has plenty of space for the glass shower, whirlpool tub and his and her sinks. The Master Bath gives you access to the large L-shaped walk-in closet with a built in Ironing Board.

The second-floor features Bedroom 3, a separate bath and a theater style balcony overlooking the Great Room below. It also gives you access to the attic for storage. This plan is a great seller and you should take a moment to look at the photos from one of our happy clients.

This colonial classical federal style home gives you just over 2,200 square feet of living space with 3 bedrooms, 2 bathrooms and 1 half bath. This home may be a classic style of home, but there is nothing old or tired about it! The front of the home lends the plan great curb appeal with the 6 over 6 windows. While on the rear of the home you will find a grilling porch that gives you plenty of room to hang out and entertain. Inside, you will find a large kitchen with loads of counterspace and an adjoining breakfast room that is perfect for informal meals. The great room is amazing as well featuring a large brickwork fireplace.

Walking up to the home, the first thing you notice are the windows. This is what helps define a Federal style of home. These 6 over 6 windows are the hallmark of this style.

You step into the home from the covered porch and into the Foyer. Remember, this type of style comes from a much more refined time of history. Foyers were still very useful then. This one would be great with a bench and coatrack.

To the left of the Foyer is the Dining Room. You enter between two 8’ columns. From the Dining Room you can step directly into the Kitchen. The Kitchen is large and has plenty of countertops. It includes a bar with seating for three as well as a pantry just inside the door and close to the refrigerator and stove. From the Kitchen you can move into the Breakfast Room. This gives you an informal eating space for those quick breakfasts of cereal and coffee. (Or is that just me?)

The Breakfast Room features large windows and an opening out onto the Grilling Porch at the rear of the home. From the Breakfast Room you can move to the right and go into the Great Room. This room features a brickwork fireplace and a built-in media center.

At the rear of the Great Room is the entrance to the Laundry Room as well as a Kid’s Nook that can also be used as a mudroom. The Kid’s Nook features a large bench with hanging storage and room for storage bins. Perfect for busy families. From here you can make your way to the Garage.

Moving down the hallway back towards the front of the home, you will notice that there is a half bath in the hall. This is a perfect bathroom for guests. The rest of the first floor is dominated by the Master Suite.

The Master Suite features a large bedroom with front facing windows. The Master Bath gives you Jack and Jill sinks, a whirlpool tub and a corner glass shower. No more yoga just to shave your legs, ladies. The walk-in closet is absolutely enormous and gives you plenty of space for all of your odds and ends.

The second-floor features Bedrooms 2 and 3 as well as the third bathroom. Each bedroom has a large closet and access to the built-in computer center in the front of the home. This plan is perfect for any modern family.

This traditional house plan gives you just over 5,500 square feet of living space with 5 bedrooms, 4 full baths, and 1 half bath. This luxurious home has a unique roofline and front facing arches for the ultimate curb appeal. In the rear of the home, you will find a covered porch and a screened porch giving you a perfect place to entertain. Inside the home, you will find a large kitchen area with an enormous pantry. You will also find a huge family room featuring a stone fireplace. This plan is luxury to the max!

As you approach the home, the first thing that you notice are the lovely archways framing the covered porch leading to the front door. These archways are right below a second story balcony and gives the home great character.

Entering the home, you find yourself in the formal foyer. The foyer features the stairwell leading to the second floor. From the foyer, you can step into the dining room. The dining room features a bay window that over looks the front of the home and gives you plenty of space to entertain.

From the foyer, you can also move down a short hallway towards the study. The study features a window facing the front of the home and an entire wall that is covered in built in bookshelves. I love a room that has nothing but bookshelves. Adjacent to the study, you will find the half bath.

Moving further into the home, you find yourself in the hearth room. This is part of a larger space that incorporates the kitchen, hearth room and breakfast room. The hearth room features a large brickwork fireplace that would be great for cold winter nights when you just want to snuggle. Ideally, this would be the informal living area.

The space between the hearth room and the kitchen is separated by an island that gives you bar seating for 4. The kitchen also gives you plenty of counter space and an enormous corner pantry that is big enough to store even the largest shopping trip.

Right beside the pantry, you will find the computer room. This dedicated space can either be used as a hub for all of your computers in the home or as a small office. Right beside the kitchen you will find the breakfast room. The breakfast room features a bay window that faces the side of the home. This space is perfect for quick meals or for informal gatherings.

On the rear of the home you will find the laundry room, mudroom and the exercise/hobby room. The laundry room has space for a standing freezer as well as a sink for soaking. It also gives you a “C" shaped countertop that is perfect for folding and sorting.

The mudroom is right outside of the laundry room and lies between it and the exercise room. This hallway is the entry from the garage on the rear of the home and gives you space to hang your coats and hats before proceeding the rest of the way into the home. Across the hall from the laundry room is the hobby/exercise room. This would be perfect for the family who liked to work out or for the crafty ones.

Between the hearth room and the family room, you will find a staircase leading to the second floor and an entrance to the covered porch on the rear of the home. The family room features a bank of windows on the rear wall of the home that look out onto this space. This room also gives you a large stonework fireplace and media center. The family room exits out onto the screened porch.

The rest of the first floor is occupied by the master suite. The master bedroom gives you tall boxed ceilings and two windows that face out onto the rear of the home onto the screened porch. There is a short hallway that runs between the two walk-in closets to the master bath. The master bath gives you both a whirlpool tub and a large shower.

The second floor has almost as many features as the first floor. If you come into the second floor from the foyer, you find yourself in a hallway. This hallway creates a kind of “S" shape through the second floor.

Bedroom 4 is at the front of the home; this bedroom has its own in-suite bathroom and has a lovely vaulted ceiling. The room is open to the dormer and gives you a great view.

Moving down the hall you will find bedrooms 2 and 3. These bedrooms are almost mirror copies of one another. Both share a jack and jill style bathroom, both have a built-in desk by the door, both have windows facing the rear of the home and both have a small walk-in closet. These would be perfect for siblings that were close in age or twins. You know the ones that have to have everything exactly the same as the other?

Further down, you will find bedroom 5. This one has a great deal of character. It has its own in suite bathroom and a large picture window that faces the front of the home. It also has a lovely vaulted ceiling.

The second floor is finished off by a game room/home theater. This large space located at the rear of the home and over the garage on the first floor would be perfect for having family game night or movie nights. This space would be bright and airy thanks to banks of windows on two of the walls and you would have plenty of storage space in the closet in the back.
